ROAM Design Studio LLC is a residential design firm serving Pasadena, Altadena, La Cañada, La Crescenta, Glendale, and surrounding foothill communities, with services available throughout Greater Los Angeles. We help homeowners shape what they want to build, document it clearly, and guide it through the permit process.
What we provide
Design services for custom homes, remodels, additions, and rebuilds.
Drafting and documentation
Drawing sets for review, permitting, and pricing, with deliverables and detail defined in your design agreement. Licensed engineers and other consultants prepare the documents that require their professional services.
Permit planning and processing
Early research into zoning, applicable codes, and agency requirements; preparation and submittal of permit applications; and responses to plan-check comments. We coordinate with the structural engineers, surveyors, energy consultants, and other licensed professionals your project requires. Review and approval timing is set by the permitting agency.
Working with ROAM Builders Inc.
Construction administration and project management on every ROAM project are performed by ROAM Builders Inc. under its construction agreement. We coordinate with the builders from the start of design and answer questions about our drawings as set out in your design agreement.

Services, deliverables, fees, and responsibility for required licensed consultants are set out in a written design agreement with ROAM Design Studio LLC.
Design
Concept options and refinement, with your decisions guiding each stage before the drawings move forward.
Permit documents
The drawing set, consultant coordination, agency submittals, and plan-check responses included in your agreed scope. Required licensed professionals provide their respective documents; the permitting agency determines approval.
ROAM Design Studio LLC provides residential design, drafting, and permit services. It is not a licensed contractor and does not perform construction, construction administration, or project management, which ROAM Builders Inc. performs.
