LA County maintains a catalog of pre-approved home designs that have already cleared zoning and code review — homeowners who choose one pay only for site-specific review, saving months. ROAM is preparing a family of Altadena designs for submission to the county's pre-approval program, offered as true design-build: the firm that designed your plan also builds it.
How the county program works
- Designs in the county catalog are reviewed once, up front, against zoning, building codes, and the Altadena Community Standards District.
- When you choose a catalog plan for your lot, the county reviews only the site-specific items — placement, utilities, site conditions — rather than the full design.
- Pre-approved plans cannot be customized; changes move a project back into the general review process. The right fit matters more than with a custom design.
What ROAM is bringing to the catalog
Designs in Altadena's own architectural language — drawn with Chapter 7A fire-hardening built in, sized against realistic insurance-proceeds budgets, and engineered by the same team that will build them. Each design we submit will be published here with its county status clearly marked; nothing on this page will be called "pre-approved" until the county's approval actually exists.
