Custom homes, remodels, and additions in Sun Valley.

Sun Valley is a City of Los Angeles community in the northeast San Fernando Valley, with larger lots, horse-keeping properties, and the river-rock houses of Stonehurst. For Sun Valley projects, ROAM Design Studio LLC prepares the design and the LADBS permit set, and ROAM Builders Inc. (CSLB Lic. #1151324) handles construction under its own agreement.

Permits

Who issues building permits in Sun Valley.

Sun Valley is inside the City of Los Angeles, so building permits come from LADBS and zoning questions go to LA City Planning, under the Sun Valley–La Tuna Canyon Community Plan.

Los Angeles Department of Building and Safety (LADBS)

Plan check, permits, and inspections for houses, additions, and remodels. Zoning, overlays, and lot details for any address are on the City's ZIMAS parcel map.

LADBS

What ROAM Design Studio LLC does

We confirm zoning and any overlays for your address, prepare the permit set with the licensed engineers your project needs, submit to LADBS, and respond to plan-check comments, as set out in your design agreement.

Local considerations

What shapes projects in Sun Valley.

  • Stonehurst historic overlay. The Stonehurst Historic Preservation Overlay Zone protects a neighborhood of river-rock "Stonemason Vernacular" homes, many built in the 1920s. Exterior work there goes through historic review, so we plan materials and massing around it from the start.
  • Horse-keeping lots. Some Sun Valley properties carry equestrian zoning, which affects where a house, an addition, or an accessory building can go on the lot.
  • Hillside areas. Toward La Tuna Canyon, City of LA hillside rules can apply, including the Baseline Hillside Ordinance's limits on floor area, height, and grading. ZIMAS shows whether your lot is in a Hillside Area.

Common questions

Building in Sun Valley.

Do I need historic review to remodel in Stonehurst?

For exterior changes to a property in the Stonehurst Historic Preservation Overlay Zone, generally yes. Interior remodels usually don't need it. We check the overlay for your address before design begins.

Can I add a second unit or ADU on a Sun Valley lot?

Many Sun Valley lots can add an ADU under state and City rules. Lot size, zoning, and any equestrian or historic overlay affect the size and placement, so we confirm them on ZIMAS and with LADBS first.

Is Sun Valley permitted by the City of Los Angeles or LA County?

Sun Valley is part of the City of Los Angeles, so building permits come from LADBS and zoning from LA City Planning, not LA County. The City's ZIMAS map confirms the jurisdiction and zoning for any address.
